PRIVATE ROADS / SUBDIVISIONS / HOA COMMUNITY STREETS

Private road and subdivision paving. Streets residents use every day.

For HOAs, community associations, developers and owners of private roads. Our team paves, resurfaces and repairs community streets, with the work phased so residents can still get home.

01 / COMMUNITY ROADS

When the road belongs to the community, so does the bill.

Private roads and HOA streets are usually maintained by the association, not the city or parish. That puts the board in charge of a large shared asset, often with a reserve budget and residents who expect clear answers. Our team helps by walking the roads, explaining what we see and putting the work into a written scope the board can review.

Work can range from crack sealing and patching to milling and resurfacing whole streets, or paving new roads in a developing subdivision.

02 / WHAT’S INCLUDED

What our team handles.

Every proposal is written for the property. Typical scope items include:

Road condition walkthrough

A walkthrough of the community’s streets with photos and notes the board can share.

Resurfacing and overlays

Milling and resurfacing worn streets at the right grades along curbs and driveways.

New subdivision roads

Base preparation and paving for new streets in developing communities.

Repairs and patching

Repairing failed sections, utility cuts and potholes.

Driveway tie-ins

Clean transitions where streets meet residents’ driveways.

Crack sealing and maintenance

Lower-cost maintenance to stretch the life of sound streets.

03 / GULF COAST CONDITIONS

Low ground and heavy rain test neighborhood streets.

Many subdivisions along the Gulf Coast are built on low, flat ground where water drains slowly. Standing water at the curb line and soft spots after heavy rain are common complaints. Our team looks at the grades along curbs and gutters and at drain inlets so new surfaces move water where it should go.

Our team brings a combination of 50+ years of experience to that planning.

BEFORE THE WORK

Clear answers.
A defined scope.

Can you work with our HOA board?

Yes. Our team can walk the roads with a board member or manager and provide a written proposal the board can review at its meeting.

How do residents get in and out during paving?

Work is phased by street or section and residents are notified ahead of time. The phasing plan is part of the proposal.

Should we resurface or just repair?

It depends on how much of the street has failed. Our team explains the options and the trade-offs in plain terms.

Do you pave new subdivision roads?

Yes. Our team can prepare the base and pave new streets, working to the development’s plans.

Can you give the board a phased plan?

Yes. Our team can split community streets into phases by condition and budget, so the board can approve one phase now and see the plan for the rest. Each phase is described in writing.

What should the HOA send first?

A map or list of the streets involved, photos of the worst areas, and any past paving records. That helps our team plan the walkthrough with the board or manager.
